Do I pay Sanad Properties anything?
Nothing. You pay zero commission on every primary unit we help you buy: apartments, villas, chalets, offices, clinics and shops. Our advice, the shortlist and the follow-up until you sign cost you nothing.
So what's the catch?
There isn't one. You pay us nothing, and nothing is added to your price: you buy at the developer's own price. And because we gain nothing from pushing one project over another, we will tell you honestly when a project is not right for you.
Will I pay more than buying directly from the developer?
No. You buy at the developer's own price and on the developer's own payment plan, exactly as if you walked into their sales office. The difference is that you see the best three options for you, side by side, first.
How much do I need for the down payment?
It depends on each developer's offer, and many projects have more than one plan, so a lower down payment is often possible with a longer plan. Tell us the amount you are comfortable with and we will show you which projects fit it. Every project page shows the developer's published plans, and the calculator shows your monthly or quarterly instalment.
Are the prices on the site real?
Yes. They are the developers' own "starting from" prices for units that are available. Prices and stock move quickly, so before you reserve anything your advisor confirms the exact unit, price and plan in writing.
Will I get pressured to decide quickly?
No. We do not run "last chance" offers. You get three options, the numbers behind each one, and our honest view. You decide in your own time.
Who do I sign with, and who do I pay?
The developer, directly. Your contract and every payment go to the developer. We stay with you through each step until the contract is signed.
What is a "primary unit"?
A brand-new unit bought from the developer, at the developer's price and on the developer's payment plan. Not a resale from a previous owner. Primary units are all we do.
Are there any costs beyond the unit price?
Usually, and you should know them up front: a maintenance deposit, and in some compounds club membership or other fees. They differ by developer. We give you the full total before you decide, so there are no surprises later.
What do "core and shell", "semi-finished" and "fully finished" mean?
The finishing specs tell you what the unit looks like on handover day, and what you will need to do yourself before you move in.
Core and shell
You receive the unit with red or cement brick walls and concrete floors. The windows and outer doors are fitted, and water, drainage and electricity are connected to the unit. All interior finishing is left to you.
Semi-finished
You receive the unit with plastered walls, concrete floors, fitted windows and outer doors, and complete plumbing and electrical groundwork. You add the floors, paint, kitchen, bathroom fixtures and lighting.
Fully finished
You receive the unit ready to furnish. Floors are laid in tiles, wood or marble, walls are painted, and ceilings are finished, often with lighting. Bathrooms come with their fixtures, the kitchen has counters and basic cabinets, all doors and windows are fitted, and electricity and plumbing are ready to use.
For all three finishing specs
Entrances, stairs and the building's exterior are fully finished, following the project's architectural design. Furniture and home appliances are not included, and air conditioning depends on the project and the specs you have chosen. Details differ by developer, so each project's page shows the finishing specs you will get.

I live outside Egypt. Can I still buy?
Yes. Many buyers do. We work with you on WhatsApp, by phone or video call, send everything in writing, and explain each step of the developer's process.
What happens after I send my budget and area?
An advisor replies on WhatsApp, asks two or three questions (live or invest, timing, unit type), then sends you the best three options for you, in writing, side by side. No obligation at any point.
What do you do with my details?
